Canadian real estate demand is nearing historic weakness but it doesn’t appear buyers have noticed. Canadian Real Estate Association (CREA) data shows home prices inched higher in March, hitting a multi-month high. At the same time the market has seen sales fall to the lowest level in over a decade, while inventory climbed and pushed the demand balance to the weakest level since the Great Recession. Canada’s housing market cooled in March as national home sales declined by 4.8% month-over-month, according to the Canadian Real Estate Association (CREA). The drop marks a shift from February’s activity, suggesting buyers may be holding off amid ongoing uncertainty. While new listings increased by 34.2% month-over-month, it wasn’t enough to boost overall market momentum. Home prices also edged lower, signaling continued softening across many regions. “Up until this point, declining home sales have mostly been about tariff uncertainty. Going forward, the Canadian housing space will also have to contend with the actual economic fallout,” said Shaun Cathcart, CREA’s Senior Economist.…

In our previous coverage of Naeem v. Bowmanville Lakebreeze West Village Ltd., we explored the rare judicial path to recovering a deposit after failing to close on a real estate transaction. A recent decision from the Ontario Court of Appeal affirms that outcome—marking it as a rare but noteworthy exception to the general rule that forfeited deposits are final. Ontario courts generally enforce deposit forfeiture strictly: if a buyer doesn’t close, the money is gone. Period. But this case demonstrates that the door to equitable relief, while narrow, remains open—if exceptional circumstances are proven. A quick recap of the…

Increased buyer caution brought on by trade disputes and an upcoming federal election have cooled what was widely predicted to be a hot spring market, bringing price growth down with it.In their previous price forecast in December 2024, Royal LePage predicted that declining interest rates and new lending rules making homeownership more attainable would result in “a return to stability in 2025,” with prices rising, but in a more stable, sustainable fashion than seen in recent years. That, of course, was before a US administration change resulted in unforeseen threats to the Canadian economy and a pending administration change here…

In real estate, every home tells a story. Some are filled with laughter and light. Others are weighed down by silence, sorrow or sheer overwhelm. Few are more complex than the homes of hoarders. As Realtors, we’re not just selling square footage and finishes; we’re navigating the emotional terrain of lives in transition. Working with hoarders, or the families of hoarders, demands more than market knowledge. It requires deep empathy, patience, and a structured, non-judgmental approach. Step 1: Recognizing the reality Often, hoarding isn’t just clutter—it’s a manifestation of trauma, loss, anxiety or mental illness. Many hoarders don’t…
There continues to be a steady stream of rezoning applications for new high-rise towers in the Broadway Plan area in Vancouver, but a recent one stands out a bit from the crowd due to its height, which is above the commonly-seen 18 to 22-storey range. The subject site of the proposal is 2245, 2255, and 2283 W Broadway, between Vine Street and Yew Street. All three parcels are currently occupied by old low-rise commercial buildings, the most notable of which is occupied by The Regal Beagle Bar and Grill that has been in the Kitsilano neighbourhood since 1997.The rezoning application…
