Despite weak demand and rising inventory, prices have outperformed—falling less than the general market. That appears to be changing as price drops get larger, and the rut turns into outright project cancellations. In May 2025, just 42 new condominium apartments were sold in the City of Toronto. That’s a 69 per cent drop year-over-year, and a staggering 97 per cent below May 2021. Across the entire GTA, only 345 new homes sold: 208 single-family and 137 condos. According to Altus Group, this ongoing sales collapse threatens to stall Toronto’s housing pipeline and wipe out over 40,000 construction-related jobs if conditions don’t improve. Released in late June by Altus Group and BILD, the May figures represent the most current full-month snapshot of new home sales (and one of the most seasonally significant periods…

Canada’s housing market is on the mend, but not in lockstep. Home resales are climbing nationwide, yet price trends continue to split along regional lines. National resales rose for the third consecutive month in June. However, overall, prices remained lower, with national declines largely driven by weaker conditions in Ontario and British Columbia, according to Robert Hogue, assistant chief economist at RBC. Hogue says regional differences in market performance have become more pronounced. Markets in the Prairies, Quebec and Atlantic Canada are experiencing tighter supply and demand conditions, while several areas in Ontario and B.C. are facing elevated inventory, affordability…
The City of Vancouver is set to take another step towards the “transformation” of its development approvals process, as it begins to introduce standardized zoning district schedules for residential buildings that will have defined sets of built form typologies, reducing the need for site-specific rezonings that can add a significant amount of time to development timelines.Under current rules, developers often need to apply for rezoning — even when their proposed use aligns with existing City policies, such as a local area plan. In most cases, applicants seek to rezone their site to a CD-1 (Comprehensive Development) zone, a zoning that…

That may seem like a shift in market confidence, but BMO is warning it’s anything but. Developers are pivoting into rentals as homebuyers retreat, with a massive pipeline of projects setting the stage for another wave of price corrections. Canadian Housing Starts Soar As Demand Implodes Canadian housing starts hit a seasonally adjusted annual rate (SAAR) of 283,700 units in June, rising 0.4% from a month before and now sitting at…
