After years of organic growth, especially on the education side during the pandemic, Carson Dunlop was ready for something different. Not reinvention. Rebuilding. The kind that happens when a business graduates from one era into another and needs new scaffolding for what comes next. “I’ve been in the space for quite some time,” Yolevski says. “Sometimes I tease that I’m working my way around all the key players in…

There’s something about summer in Canada that makes everything feel a little more alive. Maybe it’s the months of snow before it, or maybe it’s just that when the sun finally sticks around, people show up. They head outside, make music, eat street food, and gather for just about any reason. And across every province, these gatherings turn into summer festivals. For anyone considering a move, festivals can be surprisingly insightful. They show you how people spend time together, what they value, and what they celebrate. It’s like a living, breathing preview of the community. Here’s our 2025 guide to…
Canada’s home prices slid during this year’s tepid spring market, and a perfect storm of economic conditions continues to weigh on activity. The Teranet-National Bank composite index fell 1.6% from April to May after seasonal adjustments, marking the fifth consecutive monthly decline and a sharper contraction than in previous months. As a result, prices have fallen by 3.9% since December 2024. Even if sales pick up, there’s no guarantee the downward trajectory of prices will reverse, according to National Bank of Canada economist Daren King. “Amid ongoing economic uncertainty, moderate population growth and the risk of continued high long-term interest…
When there is uncertainty, people naturally look for safe harbour. In the world of commercial real estate, that safe harbour has become multi-family assets, according to commercial real estate brokerage Avison Young.”Purpose-built rental housing is attracting increased attention from investors to weather the economic uncertainty from the ongoing trade war,” said Avison Young in their Spring 2025 multi-family market report. “Investors are drawn to multi-residential assets due to the prospect of owning a positive and stable cash flow asset on day one of acquisition, with a positive, long-term sentiment for rental rate upside.”Across the country, investment in the multi-family market…
Canada Mortgage and Housing Corp.’s new estimates on Canada’s housing supply show that a return to 2019 housing affordability levels is possible – but getting there will require a major homebuilding overhaul. According to CMHC, between 430,000 and 480,000 new housing units will need to be built annually over the next decade to restore affordability. This is an approximate doubling of the current pace of home construction in Canada. “Doubling the pace of housing construction in Canada is achievable, but not without a significantly larger and modernized workforce, more private investment, less regulation, fewer delays, and lower development costs,” said…

Canadian new home starts are slowing—but not as fast as population growth. In Q1 2025, builders broke ground on more than two homes for every person added. If the current trend persists, the average household size will hit a record low by next year. That’s a far cry from the alarm raised by Canada’s state-owned mortgage insurer this week, which claimed housing starts need to rise 3x to restore 2019 affordability… by 2035. Whatever they’re smoking, don’t try crossing the border with it. Canadian New Home Starts Fell 10% In The First Quarter Canadian new home construction is slowing down,…
There’s a new self-care ritual taking over social media, and it’s called the everything shower. Think exfoliating scrubs, deep conditioning masks, face treatments, a clean shave, and a relaxing rinse all wrapped into one relaxing session. The trend is resonating with wellness lovers, first-time homebuyers, and anyone craving a little luxury at home. As Gen Z enters the housing market, sellers should pay attention to what this generation values, and wellness is a top priority. Across Canada, Realtors are held to a higher standard. We are expected to uphold ethics, accuracy, and professionalism. But the platforms we rely on to meet those expectations are designed by organizations that do not bear the consequences of failure. When listings are incomplete or misleading, it isn’t just agents who lose. It’s the consumers who make life-changing decisions based on flawed information. It’s time we stop pretending the system works. The tools that power our listings are riddled with gaps that force even the most diligent Realtors into impossible positions. Brokerages carry the risk, yet boards retain control. That…
