Saskatchewan’s housing market continued to show its strength in October, posting the second-highest sales total ever recorded for the month.
According to the Saskatchewan Realtors Association (SRA), 1,433 homes changed hands in October, down nearly six per cent from last year’s record-breaking pace but still well above historical norms. According to the association, the province has now logged 28 consecutive months of above-average sales — a streak that began in mid-2023.
Saskatchewan on track to surpass 2024 sales
“Year-to-date sales remain more than 20 per cent above the 10-year average, keeping us on track to surpass 2024’s results, which was our second-strongest year on record,” says SRA CEO Chris Guérette.
The province also saw 1,922 new listings in October, an 11 per cent increase from the same month last year, though still below long-term averages. Despite more properties hitting the market, near-record sales kept inventory levels nearly 50 per cent below the 10-year average.
At the end of the month, 828 of the 4,483 active listings were reported conditionally sold and expected to exit the market, leaving 3,655 available units heading into November.
The benchmark price for a residential property in Saskatchewan reached $362,700 in October, down slightly from September’s $368,300. The decline reflects typical seasonal patterns, says the SRA, but prices remained nearly six per cent higher than in October 2024.

“Notwithstanding persistent inventory constraints and broader economic uncertainty influenced by global factors, our market continues to demonstrate remarkable resilience,” says Guérette. “What we’re seeing right now really speaks to the confidence people have in Saskatchewan’s housing market, and in our province as a whole.”
Saskatoon reported a record 455 sales last month, while Regina posted 362 sales — two sales shy of the October sales record set in 2024.
