With borrowing costs on the decline, variable-rate mortgages have been gaining popularity amongst homeowners, Royal LePage reports in its most recent mortgage survey.Over the course of 2025, around 1.5 million mortgages will come up for renewal, the “vast majority” of which will face higher lending rates than when they locked in, even after the Bank of Canada’s (BoC) aggressive rate cutting cycle in 2024. Since June 2024, the Bank of Canada has cut its key lending rate six times, helping to ease some of the pressure on borrowers. On February 10, 2025, Kitchener City Council took another step toward addressing renovictions, a practice in which tenants are displaced under the guise of property renovations. At the meeting, the Council directed staff to prepare an in‐depth report on a proposed renoviction bylaw. This report is slated for further discussion at the June 2 Planning and Strategic Initiatives committee meeting, a follow‐up to a decision made in June 2024 when the Council approved the Rental Replacement Bylaw and mandated that staff examine similar measures across Ontario. Brampton’s Residential Rental Licensing (RRL) pilot program, designed to curb illegal rentals, has been few through a few iterations since its initial launch in January 2024, and on Thursday, the City announced that it is waiving the program’s licence application fee for the remainder of 2025.Prior to this announcement, the pilot required landlords in wards 1, 3, 4, 5, and 7 who own between one and four rental units to register with the city and obtain a licence at a $300 annual charge. Altus Group data showed Greater Toronto Area (GTA) developers saw demand slip further in December, as new home buyer incentives failed to stimulate new demand.
